How does living with JFL work?

What is JFL?
We are a premium multifamily company in São Paulo. That means we own and operate the entire buildings where you live, with furnished apartments for rent from one month. Today there are 600 apartments across five addresses in the city: JFL125, AV.NU, VO699, JML747 and VHouse. The building, the apartment and your everyday life are always looked after by our own team.
How does living in a JFL apartment work?
You choose the apartment and how long you want to live there, from one month. We send you the proposal, run a simple document review, sign the agreement digitally and arrange your arrival. The apartment is already furnished and equipped, and the monthly price brings together rent, building fees and everyday bills. After that, it is simply your routine, with our team close by for whatever you need.
What are the minimum and maximum periods?
The minimum is one month. There is no maximum: you live with us for as long as it makes sense and extend whenever you want, subject to availability. On average, our residents live with us for four to five months.
How is living with JFL different from a traditional rental?
In a traditional rental you need a guarantor or insurance, you furnish everything, you put the utilities in your name and you sign for 30 months. With us the apartment is ready, the monthly price is a single figure and the agreement starts at one month. You also have our team in the building every day, taking care of housekeeping, maintenance and whatever comes up. It is the difference between renting a property and having someone take care of how you live.
Where are JFL's buildings?
We are at five addresses in São Paulo: JFL125 and VHouse, both in Pinheiros, a short walk from Faria Lima; VO699, in Vila Olímpia; AV.NU, near Chucri Zaidan; and JML747, in Jardins. In 2027 we open JFL Lorena, on Alameda Lorena.
Can I visit before deciding?
Yes, and we recommend it. Book on WhatsApp and we will show you the apartment, the shared areas and the neighborhood at your own pace. If you are still outside São Paulo, we run a live video visit with someone from our team, answering whatever you want to know.
How do I book an apartment?
Talk to us through the site or on WhatsApp with your dates and the kind of apartment you are looking for. We send the available options with prices, move on to the document review, and the agreement is signed digitally. We do not charge a booking fee.

The apartment

Does the apartment come furnished and equipped?
Yes, fully. Furniture, appliances, bed and bath linen, dishes and kitchenware are already there. The kitchens are all electric, with an electric oven and an induction cooktop, so gas is not something you need to think about. You bring your clothes and your personal things. On day one you can already cook, work and sleep without buying anything.

What kinds of apartment are there?
We have studios and one, two, three and four-bedroom apartments, from 36 m² to 431 m². Sizes vary by building, and each building page shows the floor plans and what is available.
Can I choose the floor or the view?
We work with what is available for the period you want. Tell us what matters to you, a high floor, a view or which way the sun comes in, and we will show you the closest options.
Can I make the apartment my own?
You can, and we want it to feel like yours. Plants, objects and rugs are welcome. Permanent changes, such as painting or drilling into walls, just arrange with our team first.
Do the apartments have air conditioning?
Yes. Air conditioning is standard in every apartment, across all five buildings.
Do the apartments have a balcony?
All apartments have a balcony, and the format changes from building to building. At VHouse and JFL125, all balconies are open. At JML747, VO699 and AV.NU, apart from a few cases, balconies have been integrated into the living room, with a level floor and a glazed enclosure, which widens the living area. Agreement, documents and payment

Do I need a guarantor, a deposit or rental insurance?
None of the three. We do not ask for a guarantor, we do not ask for a security deposit and we do not require rental guarantee insurance. We run a simplified credit review with the documents you send, and you get an answer within three business days.
Which documents do I need to send?
Photo ID, your CPF (the Brazilian taxpayer number) and proof of income and address. When the agreement is in a company's name, we ask for the CNPJ registration and the articles of association.
How long does the review take?
Up to three business days. As soon as we have the result we let you know and move on to the agreement.
I am a foreigner and do not have a CPF yet. Can I still rent?
Yes. We welcome executives and families arriving in São Paulo all the time, and we know Brazilian paperwork takes a while. In these cases we work with your passport and whatever you have at hand: an agreement in your company's name, a letter from your employer or proof of income such as bank statements. Tell us your situation and we will organize the simplest route.
What is included in the monthly price?
Rent, full furniture, building fees, property tax, high-speed internet, water, electricity, breakfast, daily housekeeping and at least one parking space, all in a single monthly price. None of it is optional or taken out in a negotiation: this is how we hand over the apartment. You receive one invoice and do not need to follow separate bills in your name. Meeting rooms, the shared laundry and the electric car charger are charged separately, according to use.
How and when do I pay?
The monthly price is paid in advance. The first period may be pro rata, depending on your move-in date and the due date you choose. After that adjustment, payments follow every month on the dates set in the agreement.
Are there any fees beyond the monthly price?
The monthly price covers your routine. A few services are optional and you only take them if you want to: more frequent linen changes, which are already weekly, extra parking spaces, meeting room bookings, the electric car charger and the shared laundry. All of it is presented before signing, so there are no surprises later.
Can I leave before the end of the agreement?
Yes. Our agreements include a cancellation clause from the first month, and the 30-day notice can be given during that first month. You end it with no penalty, without having to serve out the term on paper. That is why the length of the agreement does not mean a lock-in: you live with us for as long as your life asks for.
How do I extend my agreement?
Thirty days before your expected move-out date you receive an extension link. Just open it and choose the new date. If your agreement is already close to the end, talk to our team 30 days in advance and we will set up a new one.
What type of agreement do I sign?
It depends on how long you are staying. For periods of up to 90 days, the agreement is a short-term one, known in Brazil as temporada, for people who need a short and defined period. Above that, it is a longstay agreement, with a 30-month term. Our agreements include a cancellation clause from the first month, so the term on paper does not tie you down: the 30-day notice can be given during that first month. Our team helps you identify the right one for your period.

Services and daily routine

How does housekeeping work?
Your apartment is made up every day, except Sundays and public holidays, and this is already in the monthly price. Bed and bath linen is changed once a week. If you would like it changed more often, just ask our team, at an additional cost.
How does breakfast work?
Breakfast is included in the monthly price and is served every day, in a shared space in each building. You come down, have your breakfast and start the day, with nothing to organize beforehand.
What if something breaks?
Tell our team and we will sort it out. We have maintenance staff in the buildings every day, so most fixes happen quickly, without you having to find a technician or pay for normal wear and tear. When something needs attention, we take care of it.
Is the internet already working?
Yes. The internet is installed and active when you arrive, with no provider to hire and no installation to wait for. It is high-speed internet, ready for video calls and for your working day.
What is in the building?
Each building has its own combination of everyday facilities, among them a gym, pool, coworking space, lounge, gourmet space and shared areas. Each building page shows exactly what is there.
How does security work?
Our buildings have a 24-hour front desk and monitoring, with access control and our team present in the building.
Are pets allowed?
Yes. Your four-legged companion is welcome here, both in the apartment and in the shared areas, according to each building's internal rules.
Can I have visitors?
Yes, this is your home. We only ask that visitors identify themselves at the front desk and that the building's rules are respected. If someone is staying with you for a few days, let our team know.
Is there parking?
Yes. At least one space is included in the monthly price. If you need more than one, we will talk about availability and conditions in your building.
What is my arrival like?
Once the agreement is signed, we arrange the day and time. As everything is ready, all you bring are your personal belongings.
And when I leave?
Let our team know 30 days in advance. We agree the day and check the apartment together with you in the move-out inspection. If you return the apartment as you received it, there is no additional cost. If there is any damage, it is on you.
Where do I do my laundry?
It depends on the building. At JFL125 and VO699, every apartment has a washer-dryer. At JML747, apartments from 74 m²; at AV.NU, from 87 m²; and at VHouse, the 156 m² and 265 m² ones. JML747, VHouse and AV.NU also have a shared laundry in the building, paid per use. And at JFL125, VO699 and JML747 there is also a laundry service from partner companies, also paid per use.

Companies and corporate mobility

Can the company be the contracting party?
Yes, and it is the most common format among the mobility teams that work with us. For an agreement in the company's name we ask for the CNPJ registration, the articles of association, financial statements and, where applicable, a power of attorney for whoever signs. Once the documents have been reviewed, we define the invoicing conditions that apply to the company.
Do you support relocation and executive mobility?
Yes, it is an important part of what we do. We regularly welcome executives and families relocating to São Paulo, on projects of a few months or longer. We work alongside HR teams, mobility teams and relocation companies to organize timings, documents and each person's arrival, including those who do not have Brazilian documentation yet.
Can we rent several apartments at the same time?
Yes. We serve anything from a single apartment to entire teams, in the same building or spread across our addresses. Talk to our commercial team with the number of people and the period, and we will put the options together.

Are there conditions for volume or recurring demand?
Yes. We have conditions for companies with recurring demand or several apartments at once, built case by case by our commercial team. Tell us the volume and the period and we will design the proposal.
The project timeline has changed. Can we extend?
Almost always. Let us know in advance and we will check availability. If that apartment is already committed, we find another one across our addresses, with the least possible disruption for the person.
Can we get consolidated invoicing and reporting?
Yes. For companies, we organize invoicing on a consolidated basis, according to the commercial terms agreed. We also provide the documents that help Finance and HR follow the rentals, with a list of apartments, agreement periods, amounts and payment status.

If you already live with us, we have a dedicated WhatsApp for residents, and your building's front desk sorts out most things on the spot.
Does JFL also sell apartments?
The apartments we operate are for rent only. There are apartments for sale at VHouse and at Casa dos Ipês, which has its own site at casadosipes.com.br. In those cases, write to vendas@jfl.inc and the commercial team responsible will take care of you.
What is next?
In 2027 we open JFL Lorena, on Alameda Lorena, in Jardins. If you would like to be one of the first residents, leave us your contact details and we will let you know when bookings open.
Are the apartments owned by JFL?
All of them. We own the buildings and the apartments we operate, and we do not broker third-party properties. That is why the standard is the same at every address, and why whatever comes up is always solved by our team, with no landlord in between.
